Defects Analysis – Final Inspection

This case study concerns a semi-detached three-storey property in NW3 7TR, constructed circa 1955 using 275mm cavity brickwork and a timber roof with tile covering. The property was purchased by an international developer, and upon completion, we were jointly appointed to undertake a final inspection.

Our role included identifying and recording any defects or minor discrepancies (snags) throughout the building. In addition, we provided a detailed cost estimate for the necessary remedial works. This estimate helped inform the completion settlement by offering a clear breakdown of outstanding issues and associated costs, ensuring both parties had a fair and transparent understanding of the property’s final condition at handover.
