The property is a 7 storey business entertainment hub – This was a CAT B fitout to form cooking, eating, drinking and meeting facilities for the Client’s guests.

The project centred on creating a unique environment to host guests.  The acquisition and a suitable location was the first challenge and the prestige of a Mayfair was important.  But the key challenge was achieving a 5 star hotel design and feel within budget.  The Client set out to appoint a consultant team with strong hospitality experience.  A signature Architect was procured and delivered an amazing scheme.  The design and budget was not initially aligned, demanding a series of value engineering exercises.

The contractor procurement involved a two stage appointment.  This was essential to gain market intelligence early that could inform and refine the design and budget.  This procurement route also allowed the long lead items and enabling works to advance prior to completion of the design.

Our role was to lead the project as the project manager, followed by the contract administration. We led the value engineering exercise and determined the procurement route.  Subsequently the contract administration was carried and the management of handover to the operational team.
