The property is a detached house with an area of 95 sqm. It comprises 4 bedrooms, cloak room, large through lounge and two allocated parking bays. It was built circa 2010, is conventional and has been maintained to a reasonable standard. As a result, the RICS Home Survey – Level 2 service was selected. It should be noted, the Level 2 service is not suitable for complex buildings, unique or older historic properties, or properties in neglected condition.

The Level 2 services aim to provide the following advice

make an informed decision on whether to go ahead with buying the property
take into account any repairs or replacements the property needs, and
consider what further advice you should take before committing to purchasing the property.
Extra services that could be provided will be covered by a separate contract e.g. valuation, costing of remedial works, defect specific report etc.
