DEFECTS ANALYSIS – FLOODING

The property is a terraced four storey building in central London NW and it suffered an abrupt flood. Severe thunderstorms caused flash flooding across London on the afternoon 12 July 2021. The public sewage system was built in the Victorian era and could not cope with the huge deluge of surface water. The resulting impact was that surface water rose externally and gradually seeped into the internal parts. Further, the below ground drainage could not function and backed up.
Our role was to produce an assessment of the flood to allow the building insurer to reimburse the Building Owner for their loss. This also involved estimating the reinstatement cost to put the Building Owner back in the position prior to the flood.
