The property is a Victorian terraced house in St John’s Wood London. It shares a party wall with the right-hand adjoining property. The works associated with the Party Wall etc. Act 1996 involved the demolition of the lower ground chimney breast and cutting in pockets. The nature of works were subject to a Section 3 Notice (party structure) under the Party Wall etc. Act 1996.

Under the Act owners are obligated to appoint surveyors to act on their behalf. Many owners will appoint their owner surveyor, but the Act also allows for the appointment of a joint surveyor, also known as agreed surveyor. In this instance the owners appointed an agreed surveyor. This significantly simplified the process saving time and money.
