Soho, facade retention and demolition of a 140,000 sq. ft hotel in a conservation area. The site is situated in central London with a range of constraints e.g. the Piccadilly line tunnel, tight single lane one-way streets and TFL cycles. The site is also boarded by a number of properties demanding agreement of over 50 Party Wall Awards. The development will be a 4-star hotel, providing 194 keys, outdoor dining in a covered courtyard and retail facilities at ground and basement levels.

The procurement route was two stages i.e. stage 1 – demolition, substructure and frame, and stage 2 fit out. Both stages were based on a design and build contract.

Our representative was the project manager responsible for supporting the Client and managing a high calibre design team. The project was managed from RIBA works stage 1 to RIBA works stage 3.5. The planning application was sensitive, and we managed the submission of three applications and the associated changes.
